Then new rules for landlords on Energy Performance Certificates come into effect from the 6th of June. More accurate information will be forthcoming to prospective tenants as outlined here

Thanks TopCat, very interesting. I'm in the proses of buying a property to let. Its fairly new, no more the 20 years old. I do intend to put plenty of extra insulation in the loft, and replace the wooden windows with upvc. Should be nice and snug when I've finished.

There may well be a few moans about the reduction in time limits from 28 days to 7 days?.
When we hear about these 'eco-incentives' for tenants, I often wonder why it doesn't seem to go as far as council and housing association lets. Some of the properties owned in this sector are perhaps still in need of major requirements, in meeting conditions of satisfactory habitation!.
ordep. Perhaps a timely suggestion, but check before you eventually change from wood to upvc. Some council's may have certain requirements, especially if the property is in a 'conservation or designated area'.

Thanks Spuds, I've noticed quit a few of the other similar property's, have change the windows, so hopefully I should be ok. Good point though.
