Help with editable regions in 2nd level templates

I am using dreamweaver CS4.
I have a main template that controls the general layout of my site.
The top consists of my logo and links to general areas of my site (this is the same on EVERY page). For example one of the links is called building services (very broad as I offer loads).
The left and right are editable regions for images/graphics, and the middle/centre section is editable for page content.
What i want to do is create a 2nd template (that would still update the top section if i changed template 1). But I want to list all of the building services in the left hand editable region and then make this region non editable in pages built from this template. Thus by changing them on the 2nd template all subsequent pages would update.
How do I do this?

I found out how to do it by mistake. Had to try something seeing as though nobody would help me!
Open you 1st level template and insert an editable region. call it 1st level region or something. Leave the region itself blank. save as template.
Now open up a new page from this template. Place another editable region in the '1st level region'. The original one will now turn yellow. This basically means that whatever you type in there will be non editable in all pages built from this new template. Save as template and call it 2nd level template.
Anything you change in 1st LT (outside of the editable region) will update the non editable regions of any pages built from this template including the 2nd LT.
By changing the content of the yellow regions you will change the content of all pages built from that particular template.
